Exclusive, new, full ownership condominiums in Sayulita located 2 blocks from the beach and close to the center of town. The unit consists of seven condominiums, each condo will have underground parking and storage.
- Each title will be in the form of a bank trust.
- All interior doors and cupboards will be made of wood.
- Floors will be ceramic tiles.
- Kitchen and bathroom counter tops will be granite.
- Each condo will be set up for telephone, a/c, and the complex will have a wireless network connection.
- Parking will be underground, and each condo will have one parking space and a private storage space.
- Each unit will have individual electric meters. Gas will be included in the management fees.
- A Condominium Association will be formed. The condo regime or association will ultimately establish the cost of maintenance and the building of a contingency fund (our approximate estimate is $200 USD per month). This would include the cost of the operation of the property. The management fee (best estimate at this time based on current fees) around $100 USD per month. These prices are per unit.
Payment Information
The project is divided into four phases as follows:
Phase 1
A Thirty Percent (30%) deposit will be required and held in an escrow account upon a decision to purchase and a signature on an offer to purchase agreement or contract. Funds will only be released as the construction of the project proceeds. Once construction begins, all funds become non refundable.
Phase one should be completed in approximately four months from the start of
Construction, which will include the parking garage and the first floor of both buildings.
(Completion of this stage is all the structural raw concrete being completed, and not the
final cosmetic finishing i.e. plastering, etc)
Phase 2
Upon the completion of Phase One and the beginning of Phase Two, an additional
Twenty Percent (20%) of the purchase price is required. Phase Two should be completed
in approximately two months. Phase Two includes all the structural raw concrete being
completed, and not the final cosmetic finishing, i.e. plastering, etc.
Phase 3
Upon the completion of Phase Two and the beginning of Phase Three, as additional
Twenty Percent (20%) of the purchase price is required. Phase Three includes all the
structural raw concrete and the roof being completed, but not the final cosmetic
finishing, i.e. the plastering and final roof materials, etc.
Phase 4
No further payments will be required until the completion of the project. Upon
completion, the final 30% of the purchased price will be required to complete the sale.
The completion of the project should be approximately 13 to 15 months from the start of
construction. The anticipated start date is early 2008. A construction calendar will be
issued providing you with the ongoing update and photos on a monthly basis.
Should the construction of the project fail to start within six (6) months of the date of a
purchase agreement. The buyer will have the option of a full refund of deposit.
